Bathroom Remodeling in Downtown Knoxville and Nearby Neighborhoods

Downtown Knoxville is not one kind of home. Lofts and condos sit a few blocks from Victorian houses in Old North and Fort Sanders. Norwood sits to the northwest, off I-75.

Each building asks for a different plan. A condo needs association approval. A 1900 house needs careful demo. We plan for that before we quote your bathroom remodel in downtown Knoxville.

Bathroom Remodeling Downtown Knoxville Lofts and Condos

Downtown holds the oldest parts of Knoxville. Gay Street, Market Square and the Old City sit close together. Developers turned old office and warehouse buildings into condos and flats. The Holston, Sterchi Lofts and the JFG Building are three examples.

Only about 19% of homes in ZIP 37902 are owner-occupied. If you own one, your building probably has rules. Most loft baths are also small. See our small bathroom remodeling page for layouts that work.

Bathroom Remodeling Old North Knoxville

North Knoxville became a town in 1889 and joined the city in 1897. Doctors, lawyers, professors and business managers built big houses here. In the 1950s and 1960s many were split into cheap apartments. Neighbors organized in the 1970s and restored most of them.

Today the National Register lists 324 acres and 496 buildings. Homes date from about 1883 to 1940. Styles include Queen Anne, Folk Victorian, Craftsman, Foursquare and Tudor Revival.

Old houses mean old bathrooms. Plaster walls. Old drain lines. Possible lead paint on trim. A clawfoot tub that someone loves. We plan around all of it.

Does Historic Review Cover a Bathroom Remodel?

Usually not for the inside. The Old North rules apply only to exterior changes that need a building permit. Those need a Certificate of Appropriateness from the Knoxville Historic Zoning Commission.

Your projectHistoric review
Interior bathroom remodelNot reviewed
Repair with identical materials and designStaff can approve it right away
New exterior vent, window or door changeCertificate of Appropriateness
Addition or outbuildingCertificate of Appropriateness

The guidelines do not mention bathrooms. Confirm your plan with the city before work starts.

What Old North Bathrooms Need

  • Careful demo. Plaster and old tile need patient hands. We patch to match.
  • New plumbing where it counts. If we find worn drain or supply lines, you see them before we close the wall.
  • Lead-safe work. Houses built before 1978 may have lead paint. Rules apply to paid work.
  • Room for a tub or a shower. Keep a tub, add a walk-in shower, or both. See tub remodeling.

Bathroom Remodeling Fort Sanders Knoxville

Fort Sanders sits just west of downtown and north of the University of Tennessee campus. Builders put it up in the late 1800s for upper and middle class families. It became part of Knoxville in 1897.

Most contributing houses date from 1880 to 1930. Queen Anne, Craftsman, Georgian Revival and Italianate styles are common. The district joined the National Register in 1980. After World War II, many homes became student housing.

The neighborhood has real history. Union forces held Fort Sanders in November 1863. Author James Agee grew up here. The Pickle Mansion, built in 1889, still stands on Clinch Avenue.

Bathroom Remodeling Norwood Knoxville

Norwood lies northwest of downtown. It sits north and west of I-75 and north of I-640. The ZIP codes are 37912 and 37921.

House age varies across the area, so we do not guess. On the first visit we check the year built, the plumbing and the walls. Then we price the work in writing.

Permits, Lead Paint, Historic Rules and Moisture

These neighborhoods sit inside the City of Knoxville, so city rules apply. Older buildings add three more checks: lead paint, moisture and, in some cases, building or historic rules.

What we checkWhy it mattersWhere to verify
City permitAltering plumbing, electrical or mechanical systems needs one. Tile, paint, cabinets and countertops alone do not.City permit guides
Lead paintHomes built before 1978 may have it. Paid work that disturbs it must follow EPA lead-safe rules.EPA lead rule
Historic reviewOld North applies it to exterior changes that need a permit. Interior work is not reviewed.Old North guidelines
MoistureAim for 30% to 50% indoor humidity. Run a fan that vents outside.EPA mold guide
Contractor licenseTennessee requires a license on larger jobs. We are licensed and insured. Check anyone you hire.verify.tn.gov

Moving a toilet, tub or valve usually means a plumbing permit. Adding a circuit usually means an electrical permit. We handle both and book the inspections.
